INDIVIDUAL NOTE OPTIONS

The Notes are created from loans to our most experienced underlying borrowers who have at least 15 similar completed investment property projects, have 700+ FICO, and have appropriate capital reserves to fund down payment, along with advances on rehab costs.

The loans must be on similar size and scope projects within the market they have experience within. The loans require 100% of the rehab costs to be escrowed to ensure appropriate capital is available to complete the property.

The property cannot be in a high crime neighborhood, must be at least 100 miles from the coast (hurricane risk) and the after repair value must be below 125% of the median zip code value. 

 

Aloha High Yield Notes - 10%

6 Month loan with two optional 3 month extensions

10% Interest payable to the Note Investor (Total Loan Balance) 

90% of Purchase, 100% of Rehab Costs.

Max of 75% Loan-To-After Repair Value.

Property must be a cash-flowing rental after completion based (1.1+DSCR at 7% Expected Interest Rate).

Aloha Ultra High Yield Notes - 12%

6 Month loan with two optional 3 month extensions

12% Interest payable to the Note Investor (Total Loan Balance) 

100% of Purchase, 100% of Rehab Costs.

Max of 80% Loan-To-After Repair Value.

Property must be a cash-flowing rental after completion based (1.1+DSCR at 7% Expected Interest Rate).
